Three services.One accountable team.
Enhancement, presentation and facilitation, engaged separately or together. The scope is put in writing before anything starts and the same team carries it through to campaign day.
Three ways we takea property to market.
Each can be engaged on its own. Most projects use all three, scoped once and run by the same team through to campaign day.
If you are not sure which applies, the walk-through is where we work that out with you.
Side by side,before the walk-through.
When each service applies, how long it typically runs and what it leaves you with.
| 01Property Enhancements Renovation, repair and improvement works chosen for return, scoped and costed in writing and delivered by licensed trades. | 02Property Presentation Detailing, styling, staging and grounds work in the days before a campaign, so the property is market-ready for photography and inspections. | 03Project Facilitation End-to-end management of trades, timelines, budgets, access and reporting, run by one team. | |
|---|---|---|---|
| Best when… | The property needs works before the campaign, and you want the short list that pays for itself. | The property is sound, and what it needs is the finish for photography and inspections. | There is a date and no time to run the program yourself, or you are interstate and need someone on site. |
| Typical program | 3 to 5 weeks | 9 days | 4 months |
| You get |
8 inclusions, from kitchen and bathroom updates to compliance and safety rectification. |
8 inclusions, from pre-campaign deep clean and detailing to inspection resets through the campaign. |
8 inclusions, from scope development and staged programming to remote and interstate owner representation. |
Typical programs are ranges from comparable documented work. Yours is set against your deadline and confirmed in writing before anything starts.
When the deadlinebelongs to somebody else.
Some property work is done to satisfy a third party: an insurance claim, an estate being settled, a tenancy handed back, or an agent holding a date. The scope, cost and timing all have to stand up to someone else's review.
We document the work, price it line by line and report in a form you can forward directly to an insurer, executor, solicitor or property manager. You remain the client throughout; the paperwork is simply prepared to hold up when somebody else reads it.
- Make-good and repair works after storm, water, fire or impact damage
- Itemised scopes and costings suitable for a claim or estate file
- Deceased estate properties, including clearance and rectification
- Rental rectification, end-of-lease make-good and condition report items
- Programs built to an insurer's, agent's or solicitor's timeline
- Photographic progress reports, ready to forward on
- Liaison with agents, executors and property managers on your behalf
- Compliance and safety items cleared and documented before handover
On every job.
A written scope before anything starts
You approve a scope of works and a price in writing before any trade is booked. Variations are put to you before they are incurred.
Licensed and insured trades
Everyone working on your property holds current licensing for their trade and carries insurance. Documentation is available before you engage us.
One person who knows the job
A named contact who has walked the property and knows the scope, from the first visit to handover.
Respect for the property and the street
Sites are left clean each day, keys and access are managed properly, and we keep to the working hours agreed with you and your neighbours.
The date we agreed
We commit to dates carefully and hold them. If something outside our control puts the program at risk, you hear about it early, with options.
If something is not right
Defects and finishing items are ours to fix. Tell us and we will come back and put them right.
The same four steps, every job.
The same process runs on a two-week presentation refresh and a six-month renovation, so you always know what is happening, what it costs and what comes next.
